Electrical inspections

Electrical home inspections

Buying a home, living in an older one, or about to renovate? An electrical inspection tells you what you're working with before it becomes a problem.

What we check

  • Main panel, breakers and grounding

  • Wiring condition and connections

  • Outlets, switches and GFCI/AFCI protection

  • Signs of overheating or amateur work

  • Capacity for planned upgrades

  • Existing solar systems

When an inspection makes sense

What an inspection looks like

  1. Book a time

Tell us about the home, its age and any problems you've noticed.

  2. Inspection

A licensed electrician checks the panel, wiring, outlets, grounding and any solar on the home.

  3. Plain-English findings

We tell you what's safe, what's urgent and what can wait, with a quote only if you want one.

What affects the price

Every home is different, so we quote after we look. These are the things that move the price most. You get the full price in writing before any work starts.

  • The size and age of the home
  • Whether there's solar, a battery or a generator to check
  • Detached garages, casitas or shops
  • How quickly you need it, for example during a home purchase

Home inspections questions

Is this the same as a general home inspection?

No. A general inspector looks at the whole house. As licensed electricians, we go deeper on the electrical system.

Can you inspect a solar system that came with the house?

Yes. We'll check the system and explain what you have. See our solar repair and service page.

What happens if you find problems?

We explain what we found, what's urgent and what can wait, and give you a quote if you'd like us to fix it.

How long does an electrical inspection take?

Most homes take a few hours. Larger homes, or homes with solar or a detached building, take longer.

Can you inspect during my home purchase window?

Yes. Tell us your deadline when you book, and we'll do our best to fit it.
